About Us
The Environs Real Estate team represents buyers and investors looking for move-in ready homes to those that need a full-blown custom renovation. Additionally, we provide listing services offering design and staging expertise, detailed price analysis and a complete marketing package utilizing the many web-based tools available today.
The Environs Real Estate team was born from the concept that buyers and sellers need more than a realtor to guide them through the process of buying or selling a home. Our team is comprised of Keller Williams realtors, a licensed GA general contractor/developer, an award winning interior designer as well as administrators and sub-contractors.
We strive to build a relationship with our clients that include:
Helping them determine the best strategy for buying or listing a home
Negotiating the best price and contract terms
Verifying that the condition of the home they are buying or selling is as disclosed
Sourcing repair contractors as needed
Meeting all contract deadlines
Facilitating a smooth closing
Offering design ideas for homes that need updates
Consulting on and pricing of renovation projects for the life of your ownership
Providing ongoing market analysis to ensure any renovations add value to your home
our History
2001
DAWN (DESIGNER) + TERRY (GENERAL CONTRACTOR) FORM ENVIRONS RESIDENTIAL DESIGN & CONSTRUCTION
- For the next 3 years we complete 20+ client projects including additions, bath and kitchen renovations and basement expansions.
- With the lack of general contractor licensing in GA, it was getting too difficult to compete with non-professional builders (guys with trucks and hammers) so we went our separate ways still maintaining our company name, bank accounts and web presence just-in-case!
2007
Georgia announces General Contractor licensing to begin in 2008
- We restart Environs Residential and buy 2 properties to renovate for resell
- Aug 2007, Homebanc, our construction loan holder for 837 Mentelle, files for bankruptcy
- We finish the project, rent our home at 807 Argonne and move into Mentelle, hoping the “ride the storm out”
2008-2009
Time to get creative
- Dawn gets her real estate license and cuts her teeth on getting 837 Mentelle sold during the worst recession in our lifetime
- We put all our properties on the market (except 572 Doris Dr in Breck) and one of the lots in Breck sells (this is lovingly referred to in our household as the “Breathing Again Day”)
- 2009-Mentelle sells to a lovely couple and we decide to stay the course on our plans to save Atlanta’s homes and communities one house at a time
2010-2012
Celebrations!
- May 2 we get married at Rhodes Hall among 80+ family members, friends and neighbors
- We are selected to be Neighborhood Stabilization Program developers
- We buy 6 parcels/houses and renovate 5 under the program selling all of them quickly to qualified buyers and helping the communities of Edgewood, Kirkwood and Reynoldstown along the way
- Resurgens Bank (the same team now operates Tandem Bank after some sales and changes along the way) agrees to partner with us on the program, paving the way for a win-win-win in terms of quality housing and lifting up communities struggling during the crisis
- We win an Obie Award from the Greater Atlanta Homebuilders Association for a bathroom renovation in Morningside
- We are awarded several EarthCraft designations for our homes built under the NSP and are given a Proclamation from the city for donating one of the parcels in Reynoldstown to Park and Rec for access from Weatherby to Lang Carson Park.
- We finish up the NSP projects and start planning our first new construction development on Cleveland in Reynoldstown
2013 - Present
- We develop and build the following projects:
- 147-153 Cleveland St – 4 modern townhouses with backyards, basements and garages (2013-2014)
- 400 7th St – 2 contemporary townhouses in Midtown with garages, basements and private backyards (2015-2016)
- 792 Argonne – Gut renovation of a 1926 Midtown single-family home with a modern farmhouse interior (2019-2020)
- 1137 Saint Charles Place – Complete restoration of a 1916 Atkins Park home, garage and studio (2022)
- 545 Seal Pl – our upcoming restoration of a mid-1920s home in Midtown (assuming alley access can be achieved) (2024)
- We continue to serve our real estate clients on their home improvement projects, advise and consult with all our clients on their repair and maintenance needs and do some much-needed renovations to our own home at 807 Argonne Ave
- Dawn rocks the real estate business after years of denying her calling to the industry! By 2023 she is serving 30+ clients per year, many of whom do small to large renovations with Terry after they purchase. Terry is also becoming invaluable as a consultant to sellers needing to do upgrades and repairs in preparation for market.
- Dawn joins the board of directors for the Midtown Neighbors Association and serves for 6 years as chair of the committee VIBE, committed to keeping the neighborhood pretty and clean
- We formally launch our Property Management Services to support our investor clients with their real estate investment portfolios.
- And last but not least, we purchase a 1978 Argosy 28 by Airstream that is “yard art” for 2 years and is now undergoing a full restoration!
