Customer service has always been the cornerstone of Dawn Landau’s career, beginning with companies such as Intercontinental Hotels and Turner Broadcasting, then evolving into her current business, Environs Atlanta. An all-inclusive firm for buyers, sellers and homeowners who want to build or renovate, Environs was founded in 2001 as a residential design and construction company by Dawn and her husband, Terry Kitts.

Following the decision to obtain her real estate license, Dawn’s personal brand gained momentum during the challenging years of the recession, as Environs received government (NSP) funding to buy, restore and resell homes within the Reynoldstown, Kirkwood and Edgewood neighborhoods of Atlanta.

A resident of the city since 1988, Dawn possesses unmatched knowledge of Atlanta’s varied communities. Dawn’s passion for improving greater Atlanta shines through her loyal involvement with civic organizations such as Midtown Neighbors’ Association, Atlanta Bicycle Coalition and Pedestrians Educating Drivers on Safety. She also enthusiastically supports the BeltLine and was an early sponsor of the BeltLine Bike Tours.

Dawn is not only an accomplished Realtor; she also holds a brokers license and is an Associate Broker with KW Atlanta Midtown. She is equipped to assist both buyers and sellers in any real estate transaction, as well as help her clients determine the perfect Atlanta neighborhood to suit their needs and lifestyle. Additionally, as manager and lead designer of Environs Atlanta, Dawn’s expertise extends beyond the closing table to provide homeowners with the vision and tools to create their dream home for years to come.

Other interests include road cycling, mountain biking, snow skiing, hiking, knitting (dog sweaters in particular!), dining around the Intown neighborhoods and of course, hanging out in Piedmont Park! You might see her there with friends on any given morning working out in the Active Oval.

Founding Partner & General Contractor

Terry Kitts, along with his wife and business partner, Dawn, founded Environs Residential in 2001 – a general contracting company that specializes in designing homes that contribute positively to the neighborhood AND satisfy the needs of our modern lifestyles.

Terry also has over 30 years of construction experience in both single and multi-family homes. Early in his career, his focus was new construction in snowy mountain regions where he gained valuable knowledge of structural engineering due to snow and wind factors that had to be addressed in those areas.

He operated his own company for 8 years in Breckenridge, CO before deciding to move to Atlanta in 2001 for a warmer climate and opportunities to renovate classic, older homes. 

Terry is very environmentally conscious and has done extensive research in modular construction and alternative building materials. His hopes are to include “green” options on all projects to try to educate homeowners on ways to build and protect our natural resources at the same time.

He was issued a State of Georgia Residential General Contractors license (#RBQA002359) and is happy the state has professionalized the industry to assist homeowners with better parameters with which to select a contractor.
